What a find! A spectacular house/home. We couldn't have been made more welcome and everything was spotless, super comfy beds with crisp bed linen. Beautifully decorated with amazing furniture and wall art, it feels like a manor house with an outstanding breakfast selection. Peter and Ian are wonderful hosts. We'll be back!

Great B&B in a lovely period house . Peter the host was very friendly and made you feel very welcome. Our bedroom was large and comfortable with a modern bathroom . There was plenty of choice at breakfast and was cooked perfectly. We loved the location which was quiet but only a short walk to town in evening for restaurants. If we return to area we would love to stay again.

Had a great stay with my wife and 2 adult children this summer. Peter was a great host, very accommodating even with a lot going on. Rooms were well appointed and very clean. We are from the US and travel quite a bit all over Europe, and it was one of the best B&B's we have stayed at. Great location for exploring the various distilleries. Did not do much in Elgin other than evening dinners. Highly recommend Kilmorie if you want to vist the area.

High Quality Guest House

Situated in the heart of Elgin, Kilmorie House was built in 1851 and carefully restored between 2017 and 2019. All of its historic features and original fireplaces were reinstated, with great attention taken to return the house to its original splendour.  

At present we offer three king-size double rooms and one standard double room. Two of these rooms can be set out as twin bedded rooms.  

We also have additional accommodation in the old Gig House, which in great demand. The Gig House has a king size double room and a twin bedded room upstairs, with a sitting room down stairs which also has a double bed which folds into the wall to create a 3rd bedroom. This is ideal for anyone who requires a downstairs bedroom.  The whole property is serviced with a down stairs wet room (toilet, wash-hand basin and walk in shower, all of which are wheel chair accessible) and a small kitchen area. It can either be used for self catering or we can provide breakfast in the main dining room in Kilmorie House for our guests staying in the Gig House. 

We also take great care to ensure the highest standards using only the best beds and linen. 

All rooms in the main house are en-suite and are furnished to a high standard with tea and coffee making facilities, Freeview Television and Wi-Fi.  

We are conveniently located in the peaceful conservation area of Institution Road within five minutes walk from the town centre and offer excellent off street parking. We also have an electric car charging point which is available for our guests to use at a cost of £10 per full charge.  

Our prices start at £68 per night to £110. depending upon the time and season for bed & breakfast in Kilmorie House.  And a starting price of £130 per night (minimum stay 3 nights) for the Gig House, set out with either 2 bedrooms and a sitting room (4 People) or for £160 per night if sleeping a maximum of 6 people.  

We source only the best quality, locally produced food for our Breakfast Menu and are delighted to offer excellent sausages and dry cured bacon from our local butcher here in Elgin. 

Our Breakfast Menu usually consists of:
Tea, Coffee, Freshly Squeezed Orange Juice.
Dorset Cereals - Honey Granola, Kellogg's Variety Packs.
Fresh Fruit - Blueberries, Apples, Pears, Bananas, Grapefruit. (Strawberries and Raspberries when in season)
Natural and Fruit Yogurt, dried fruits and nuts.
Full Cooked Scottish Breakfast - Pork Sausages and Bacon, Simon Howie Black Pudding, Wester Calcotts Farm Eggs, Grilled Tomato, Chestnut Mushrooms. (and Baked Beans, but only on request!)
Eggs Scrambled/Poached/Fried with Smoked Salmon.
Cheese, Mushroom or Plain Omelette.
And of course, porridge - oats or oatmeal (excellent with a little jug of Maple Syrup and cream!)

Increasingly, we also find ourselves providing cooked breakfasts for guests with vegetarian, vegan or pescatarian dietary requirements.  We serve Simon Howie Vegan Black-Pudding, Heck Sausages, and Bacon (all plant based) as well as Tofu based "scrambled eggs" with Cherry Tomatoes and Mushrooms. And for those with a pescatarian diet, we're happy to provide local smoked salmon or smoked haddock poached in milk.   

We pride ourselves in offering a unique experience at Kilmorie House, in wonderful surroundings, tastefully furnished with period antiques.  

Our reviews are the best in Elgin, currently sitting at 9.8/10 on Booking.com and all 5 star on Google.
